Payment Terms & Further Details – Building A (Rental Guarantee)
In Building A, Arcadia Beach Continental is offering a 5 year 10% rental guarantee for all buyers, as well as 7% fixed payout over construction for cash buyers who pay 100% on contract.
The scheme gives clients the opportunity to make high guaranteed RoI. They have the option to pay for their purchase in payments during the period of construction through to scheduled completion at the end of December 2017 (‘Progressive Payment Scheme’) or pay 100% on contract to take advantage of the 7% p.a. pre-construction fixed payout for 3 years as well as the 5 year rental guarantee thereafter for a total of 8 years of high guaranteed returns (‘Full Payment on Contract’). All guaranteed repayments will be paid every six months and this will form part of the contract as an addendum.
Under the rental guarantee scheme all units sold are 1 bedrooms. We do not offer the option of combining multiple units under the rental guarantee scheme. For all rental guarantee units the total price (as quoted in the shaded table above) includes a 300,000 THB full service turn-key furniture package. This forms part of the arrangement because we must ensure that units are fully equipped to a high standard and will therefore appeal to potential tenants during the rental guarantee period.

*Under the Full Payment on Contract Scheme the 300,000 THB furniture payment is paid on contract after 10 days. Under the Progressive Payment Scheme the 300,000 THB furniture payment is paid separately on the 5th of 5 quarterly payments.
To reiterate, buyers who pay in full on contract will effectively receive 7% per annum fixed payout (on the total price) between now and expected completion in December 2017. On scheduled completion, buyers under both schemes will then receive 10% rental guarantee (also on the total price) for 5 years.
Cash buyers generate a total 71% guaranteed RoI over the 8 year investment term under the guarantee. When you add in a conservative estimate of 12% capital growth per annum throughout this period the total estimated RoI comes to a whopping 167%!
